Well done mate.

The market seems to be mad. My wife is selling houses before they're going on to their works computer.

Congrats!!

How much for the bike???

You'll love it....a house of your own is a great feeling & it takes a while to wear off. It'll sound weird but you won't ever begrudge writing out the check for it.

How are you going to decorate it???

Thanks guys.. it's an absolute mish mash of emotions from outright fear through to a full on adrenaline rush - neither me nor my girlfriend could sleep last night.

Now we're looking at which solicitor to choose - any advice is welcome when it comes to what we should keep in mind !! :)

Aha, the bike is staying!! By that I mean it won't be getting used for 10 years :D

The house needs no decorating, it's recently done throughout with all new kitchen and bathroom with tiled flooring and hardwood flooring everywhere else. The garden needs a bit of work - it's currently just concrete and gravel.

I'll be blocking up the back gate and building a workshop at the back then putting a gate into the side of the garden. The concrete and gravel will get ripped up at some point and it'll be paved with some artificial grass. The front garden is lawn which will get block paved and turned into a 3 car driveway

I can recommend a mate in Brum if you like? Otherwise use someone local or ask the estate agent who they recommend.

We need pics of the house interior so we can decorate it for you and help you spend your money, Ross.

@Kwacky - If you wouldn't mind send a PM I'll take a look with the gf and see what we think. We've contacted the Estate Agents recommendation already so have their price breakdown and have also contacted Thomas Legal Group who only deal in property - they're looking the top choice so far and their fees aren't the worst.

The estate agent's website is currently down so I can't get the images yet..

Trust me though when I say this place is immaculate. Only thing that needs changing is a huge TV on the wall!!

I have used Fidler & Pepper (online conveyancers) many times now and they have been very good and the costs are very good too.

Worth a look.

https://www.fidler.co.uk" onclick="window.open(this.href);return false;

They will do you a quote online without waiting or putting in too many details too.

The photos don't do the size of this house much justice.. there's an addition 5 feet of bedroom in the master, big entrance hall and a downstairs loo

That looks bang on mate. Nice size and you can get your bike(s) in the back garden.

Where's the nearest pokestop? (giggle)

Kwacky.. No joke, there's a park at the end of the adjacent set of terraced houses with a pokestop!! :D

The bathroom is big and the walk-in shower is a lovely luxury that'll possibly need to go once kids arrive on the scene

...... and several acres of park land that someone else mows! That will be worth it's weight in gold when you have kids.
