House buying and selling is never easy just various degrees of horrendous... I did turn around one in a week but that was a rarity. This will be move number 17 I think and the 2 nd one in 3 years .

Hopefully this should be the last for the foreseeable , but expect it to be on the market for a while

Sticking on the hose moving being horrific theme today I am acing as middle man between solicitors, estate agents and clients to keep a house move from falling apart, I dunno why Im involved, all I did was arrange the mortgage and yet here I am trying to fix problems all caused because they all seem to have a fear of the phone and talking to one another!

The people involved are lucky you are assisting. I use a friend who is an independent estate agent who specialise in small holdings. The advertising and selling of a house is fairly easy it's the holding the deal together which is most important
The previous 2 moves were orchestrated by him and he held everything together in really tricky properties

The estate agent on our purchase told us 4 days after we moved in that we could pick the keys up from them. That was the first contact we had had in over 6 weeks.

Because you have the right attitude, & can "be bothered" to put the effort in. (Good on you imho mate (y) )

You're right. I know how much work my wife does on a sale or purchase. I'm not being biased, the company she works for has a very strong work ethic and they don't tolerate slackers. She couldn't believe how lazy the other estate agents were.

its the time of year too, Lots of completions due on Monday and it seems like the solicitors (I use that term loosely as they are just conveyancing factories with probably only 3 actually qualified people overseeing it all) struggle to cope when it gets busy like this, I have 8 remortgages I have done due to complete for Monday, 3 of them are currently at the stage where I am yelling at the solicitors to get their backsides in gear otherwise clients are going to hit the SVR.

Advice for all memebers fo TS: firms I would avoid with a 10 foot barge pole: Optima Legal (can be good occasinonally but more often than not crap) / Enact Conveyancing / Taylor Rose TTKW (really dislike these guys so far - impossible to get hold of for updates) / Hugh James Involegal

Also edit: n response to you guys above saying its because I care A) Thanks, I do because its my job to save these guys money and I know if it was me I couldn't afford a huge jump in monthly repayment and B) purely selfishly I don't get paid for any work I have done on a case until it completes so if it all falls apart all the work I have done over the last months was literally for nothing so there is a selfish side to it, im not the saint you all think, bit of both

We accepted an offer on my Mothers property a week ago, but reading through this thread I think I’m in for a long and painful haul with a 3 part chain, but so far the Estate Agents have been very proactive, so I’m hoping for a pain free sale. (Fingers crossed)

We advise people 13 weeks from receipt of mortgage offer (so I'm your case your buyers offer if they arnt a cash buyer) to completion, but that is an average, can be done quicker but more often than that longer mate.

I use our family solicitors of 40 years plus , would never contemplate anyone else.. Were known as Henmans now Henmans Freeth .. excellent service and excellent price.. I always factor 3 months on a small chain, but try not to entertain anything longer as in 5 chain.. invariably falls down and far too difficult for any one person to navigate .After 30 plus years in property I prefer an easier , less stressful process . Industrial property is a doddle but maybe because residential is personal
